Listing the Property

  • Verify mortgage balance and other home equity loans
  • Provide Net Proceeds showing estimated closing costs, expected cash-at-close with three sale price scenarios
  • Address issues with repairs/replacements
  • Verify any pending or special assessments
  • Discuss if home inspection should be completed prior to placing on market
  • Discuss how to handle multiple offers.
  • Discuss option of Home Warranty
  • Review listing agreement and signature
  • Recommendations on staging
  • Discuss all necessary disclosures, point-of-sale inspections, etc.

On-the-Market Counseling

  • Review any changes in market conditions
  • Give feedback from each showing
  • Every 30-day market review for comparable homes that are new on market, sold, canceled or expired

Presenting Offer

  • Walking through the contract with them to analyze and understand the offer.

    • Price
    • Closing date
    • Contingencies
    • Financial final underwriting approval before closing
    • Person property
    • Inspections

  • Update Net Proceeds with offer price

Negotiate the Offer

  • Communicate and negotiate counter offers from buying party
  • Insure that all changes are reflected within agreement and properly signed by all parties
  • Provide all copies to seller

Offer Accepted, Closing Date Set

  • Update Net Proceeds with final sale price
  • Provide all necessary paperwork to lender and to title company
  • Provide counsel and negotiate inspection issues
  • Follow up on any inspection items to completion
  • Get abstract to title company
  • Verify appraisal ordered and scheduled

Closing the Sale

  • Insure seller gets preliminary HUD statement and review with together prior to close for review
  • Attend the closing, confirm any changes final HUD from preliminary HUD
  • Insure seller brings keys, garage door openers, security codes, etc
